What is Rent Guarantee Insurance?

Rent Guarantee Insurance is basically an insurance product that you can purchase from a specialist landlord insurance broker.

Essentially it’s the equivalent of a ‘life insurance policy’ or ‘building and contents’ insurance. Being an insurance backed product, it comes with terms and conditions which may vary according to the insurer but generally include:

  • The tenant must undergo comprehensive tenant referencing before an agreement is signed.
  • Some insurers don’t accept tenants receiving housing benefit, whilst others will accept a working guarantor.
  • Rent guarantee insurance must be purchased before the tenancy is signed, if not, you’re unable to make a claim within a certain period. To make a claim you may have to pay an excess which is usually equivalent to one month’s rent.
  • All the correct notices must be served on the tenant at the start of the tenancy such as the guide on how to rent, the EPC and gas certificate.
  • The rent guarantee insurance will only cover you until you have taken possession of the property or until the tenant has surrendered the keys.
  • There is usually a cap on the amount of rent recovered, usually £25,000 – £50,000 in a total claim. The time it takes to be paid your first month’s rent under a claim can be around 8 weeks in arrears.  You must be prepared to continue paying your mortgage regardless.
  • Rent guarantee insurance usually includes solicitors fees when required to regain possession of the property.

The cost of not having Guaranteed Rent

We recently compiled a survey highlighting the costs of tenant eviction and through our research we found that between January to March this year, 35,188 possession claims were registered by landlords in England and Wales and a staggering 25% of these possession claims were escalated to a repossession being carried out by a county court bailiff.  That’s on average a hundred rented homes visited by a court bailiff per day and being forced to leave.
